The LVIP Advantage

A key factor in attracting businesses to LVIP has been location, location, location. And LVIP VII at the Bethlehem Commerce Center may be the best location yet.
LVIP’s parks are located in eastern Pennsylvania within the Lehigh Valley, the third largest metropolitan center in the Commonwealth. The cities of Allentown, Bethlehem and Easton, and their surrounding suburbs, comprise the region and are close to major arterial and rail routes that feed the entire Northeastern corridor – the nation’s most populated – and beyond. LOCATION
LVIP’s seven parks are accessible to major roadways and interstate systems that easily reach the growing Philadelphia, New Jersey and New York markets.  More than 30 million people live within a 90-minute drive of the Lehigh Valley. One-third of the U.S., and one-half of Canadian consumers, can be reached within a one-day drive.

The newest park -- LVIP VII at the Bethlehem Commerce Center -- is adjacent to Interstate Route 78, which connects vehicular traffic to all major routes serving the Northeastern Corridor of the United States and beyond. BethIntermodal, operated by Lehigh Valley Rail Management Co., provides on-site rail/truck intermodal transfer service of international and domestic containers and trailers including stack train capabilities. This new park offers land with access to Class 1 rail roads of Norfolk Southern and Canadian Pacific.

LOT SIZE
Parks I to VI have offered lots ranging from 3 to 30 acres.

Phase One of LVIP VII at the Bethlehem Commerce Center has lots ranging in size from over one acre to nearly 35 acres.  All land in phase one is ready for development and meets the environmental standards of the Pennsylvania Department of Environmental Protection and the Federal Environmental Protection Agency.  Sites ready for sale can be viewed at Available Land.

INFRASTRUCTURE
Each park has a complete infrastructure network consisting of roadways, municipal water and sanitary sewer, a storm drainage system, natural gas, electric, cable, and a telecommunications network including fiber optics.

DESIGN/BUILD
LVIP allows clients to select their own architects, engineers and contractors to build a facility that best serves their needs while adhering to LVIP’s protective covenants and appropriate zoning ordinances.

COVENANTS
LVIP has protective covenants in place that govern the parks and specify what uses are permitted within the park system. The covenants also focus on building setbacks, parking, signage and landscaping. LVIP's covenants ensure a quality setting for our tenants.

AIRPORTS & TRANSPORTATION
The Lehigh Valley International Airport is conveniently located to LVIP parks and serves the growing region, offering access to most major commercial carriers and several lower-cost carriers. Newark’s Liberty International Airport is 50 miles east on Interstate Route 78, and the Philadelphia International Airport is about 65 miles south of the Lehigh Valley. Daily bus transportation on Trans-Bridge and Carl R. Bieber bus lines makes New York City less than two hours away. Several buses each day service incoming and outgoing passengers of Newark’s Liberty International Airport. The Lehigh and Northampton Transit Authority (LANTA) provides daily public bus service to 4 million passengers yearly, including those needing service to and from our park system.
